Appraising is typically a long term career. The rigors of becoming a licensed appraiser have increased more than ever in the past. So it goes without question these days that real estate appraisal can certainly be dubbed a profession as opposed to a trade. As with any profession we have a strict ethical code.

We have many obligations as appraisers, but above everything we answer to our clients. Typically, for a regular residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Appraisers are typically limited to only disclosing information to their clients, so as a homeowner, if you want a copy of an appraisal report, you normally have to obtain it from your lender.

Other responsibilities include accurate figures appropriate to the scope of the assignment, acquiring and maintaining a certain level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at Parks Appraisals, we take these ethical responsibilities very to heart.

There are some scenarios in which appraisers will have fiduciary responsibilities to third parties, including homeowners, both buyers and sellers, or others. Generally the third parties are clearly defined in the appraisal report. An appraiser's fiduciary duty is restricted to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Appraisers also have standards outside of boundaries of clients and others. For example, appraisers must store their work files for a minimum of five years - something else Parks Appraisals takes very seriously.

When working on an assignment, we follow the highest ethical standards possible. Working on assignments based on contingency fees is never an option. That is, we are not able to agree to do an appraisal report and collect the fee only if the loan closes. It should be apparent to anyone that fabricating a property's value to achieve essentially a bigger fee is unethical! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be confident we are doing everything we can to get you an accurate home or property value.
